Every year around this time, I start hearing the same thing. “Is Spring the best time to list our home?” and the answer is… it depends, but spring does bring some real advantages, especially here on the South Shore.

Inventory always picks up this time of year. More sellers feel ready, the weather improves, and homes simply show better. Yards come back to life, natural light improves, and buyers are out driving neighborhoods again instead of hibernating.

And buyers? they come out strong. Families are trying to line up a move before the next school year. Second-home buyers are thinking ahead to summer, and people who paused during the winter start re-engaging. Alll of that creates momentum.

Here’s the part most people don’t think about:

More buyers… also means more competition.

If your home is move-in ready, priced right, and shows well, Spring can absolutely work in your favor. You’ll have more eyes on your property and a better shot at strong offers. If your home needs work or is priced aggressively (on the higher side of the market value) , it’s easier to get lost in the crowd when there are more options available. That’s why timing isn’t just about the season. It’s about your specific situation.

I’ve had sellers do incredibly well listing before the Spring rush, when inventory is still low and serious buyers are already out there. Less competition can mean more attention. On the South Shore, especially in towns like Plymouth, Marshfield, and Duxbury, the “best time” really comes down to how your home stacks up against what else is out there.

The right strategy will always beat the “perfect” timing.
